Coatings

Our current white Roof Coatings originated with the Conklin Company in the late 1970’s, and they have led the industry in research and development of elastomeric roof coatings ever since.

Today’s coatings are strong, durable, and in most instances, significantly improve the energy efficiency of the commercial/industrial buildings they protect.

Florida Roof Design specializes in coating system designs for nearly all existing roof systems. We are Conklin Warranty Certified and Factory Trained, and Advanced Roofing Systems Certified, as well as a GAF Certified Contractor and Warranty Certified Contractor.

The Coating Concept

New life for an aged roof: A commercial roof coating is also known as a roof restoration. A coating is rolled or sprayed onto your pressure washed and primed existing roofing system in multiple layers. The application includes all flashings, protrusions, and even up parapet walls.

As the coating is applied, it flows into any crevice or surface imperfection, sealing it tightly.

As the coating cures, it forms a monolithic, seamless layer of waterproof protection. Seamless is the key, as seams are the primary location of leak development. Even in the case of a full fabric-reinforced system on a low-sloped roof (aka, “flat roof”), we are essentially manufacturing a completely seamless roof surface, in place, which will expand and contract with the weather. However, it will resist hail, fire and UV rays but will not crack or split.

We believe our attention to detail sets us apart! In the case of a Metal Roof Restoration Design, we address every single fastener on the roof, replacing any that are faulty (rusted, bent or backed out) with new oversized screws. We then coat each fastener individually during the prep phase to assure the entire roof is secured tightly and all fasteners are watertight before the main coating layers are applied.

In addition to waterproofing, coatings offer many other benefits.

Longevity. The lifespan of your existing roof can be extended for decades.

Cost. Coating systems are significantly less expensive than traditional tear-off and replacement processes.

Energy-efficient. Up to 85% of solar heat is radiated away from the roof.

Reduced Costs. Reflecting heat can lead to savings of up to 30% on cooling costs.

Renewable. Coatings may be re-applied as needed, assuming the integrity of the roof structure remains uncompromised. (Regular maintenance of your coating system will protect your substructure.)

Green. When building owners act in time, coatings do not require tearing off existing roof systems. This saves landfill space and prevents petroleum/asphaltic based materials from entering landfills and seeping into groundwater. Additionally, while reducing cooling costs in the facilities, coatings reduce cooling equipment use and therefore energy use emissions into the atmosphere, leading to a smaller carbon footprint.

Warranty. Each re-application offers an opportunity to renew the warranty on your coating system. (Warranted systems require maintenance to enforce factory warranties.)

The Florida Roof Design team utilizes the full scope of state-of-the-art acrylic, silicone, and polyurethane coating systems. These systems are appropriate for aging or failing roof systems with the following substrates:

  • Metal
  • BUR/Mod Bit
  • TPO
  • PVC
  • EPDM
  • and many others

Not all roofs are good candidates for a successful coating system. Call on our experts for an evaluation of your particular roof to see if a roof coating might be a suitable option for your roofing needs.
