How Florida Roof Design Stands Out

At Florida Roof Design, we take a technology-based, thorough approach to roof maintenance. Rather than send out a repair guy with a caulking gun, we deploy our Maintenance Technicians and our on-staff, FAA licensed drone pilot with thermographic capabilities.

We record an overview of your entire roof system down to the details of exposed fastener heads, fully documenting current conditions. If leaks appear inside, our infrared capabilities may determine whether water is penetrating the roof system, or if condensation, HVAC units or something else may be the source of your “leak.”

Then, depending on the level of the Maintenance Program you’ve enrolled in, we perform our work, document with photos and send a complete report including photo, video and written documentation via email. Your insurance carrier and warranty holders will thank you! 

Just prior to Florida’s Hurricane Season is the best time to document maintenance on your commercial roof. If you prefer a bi-annual plan, then we would recommend May and December.

Florida Roof Design Maintenance Programs

All our maintenance programs are customizable to your specific needs including full roof cleanings. This is an overview.

Silver Program Coverage

  • Annual 10 Point Inspection.
  • Standard drone video documentation.
  • Cleaning of drains, scuppers, gutters, vegetation/any other natural debris removal.
  • Preventative maintenance on seams, curbs, perimeters, flashings, around pipes, vents, mechanical equipment, and other penetrations.
  • Verification of all roof hatches, permanent ladders or other access points being safe and secure.
  • Inspect general conditions of non-covered elements (parapet wall stucco deterioration, cracks in skylights, obvious issues with other trades’ rooftop equipment potentially affecting the roof system or being potentially unsafe and make recommendations).
  • Submit a complete photo, video, and written report via email.

If substantial repairs to the roof are found to be required at the time of inspection, a quote for “new repair work” will also be submitted. 

Gold Program Coverage

  • Bi-annual 10 Point Inspection.
  • Standard AND THERMOGRAPHIC drone video documentation.
  • Cleaning of drains, scuppers, gutters, vegetation/any other natural debris removal.
  • Preventative maintenance on seams, curbs, perimeters, flashings, around pipes, vents, mechanical equipment, and other penetrations
  • Make repairs to the roofing system up to 1% of the entire covered roof system surface area.
  • Verification of all roof hatches, permanent ladders or other access points being safe and secure.
  • Inspect general conditions of non-covered elements (parapet wall stucco deterioration, cracks in skylights, obvious issues with other trades’ rooftop equipment potentially affecting the roof system or being potentially unsafe and make recommendations).
  • Submit a complete photo, video, and written report via email.

If substantial repairs to the roof system exceeding the 1% surface area included above are found to be required at the time of inspection, a quote for “new repair work” will also be submitted.
